About Us
Residential & Commercial Inspections
CHC Home Inspection proudly serves Kentucky, the Bluegrass state. Though our main offices are located in Lexington, Louisville, and Liberty- we are happy to travel across Kentucky to take care of our clients.
At CHC Home Inspections, we are more than just a team of inspectors – we are a community-driven company rooted in a passion for homes and the lives they shelter. Founded by Clay Hoskins, our lead home inspector, our story began with a simple yet powerful idea: to provide the families of Kentucky with a sense of security and confidence in their real estate decisions.
With a team of five skilled inspectors, we are equipped to delve into a diverse range of services – from manufactured housing certificates to commercial and residential inspections, mold assessments, air quality evaluations, radon tests, termite inspections, sewer scopes, and septic inspections. But beyond our services lies a deeper commitment – a commitment to our clients and the communities we serve.

Why & When Should I Get an Inspection?
Refinancing
Sometimes, Lenders may require updated foundation inspections for owners to refinance, specifically for manufactured homes.
New Builds
Despite the assumption that new builds are flawless, inspections can reveal construction defects, code violations, or oversights that might have occurred during the building process. Identifying and addressing these issues before closing the deal can save buyers from potential future expenses and headaches. Lenders will likely require a foundation certificate for new manufactured homes. If you’re using a VA loan, a termite inspector is required in the state of Kentucky.
Buying A Home
Ultimately, a thorough home inspection offers peace of mind and ensures that buyers are making a sound investment in a property that meets their expectations and standards. If you’re using a VA loan, a termite inspector is required in the state of Kentucky.
Selling A Property
Identifying any existing issues or needed repairs in advance, you can address these concerns proactively and present your home in its best possible condition. This builds trust with potential buyers and prevents surprises during negotiations, which could otherwise lead to price reductions or stalled deals- improving your home’s marketability and potentially yielding a smoother and more successful sales process.
